Roof, Fascia and Soffit Rebuilt on Merrick Dr, Beavercreek

The homeowner lived out of town. His insurance company sent notice that the old roof had to be replaced or it would drop his coverage.

Why it mattered

An older three-tab roof on the house and the detached garage. Debris had built up in the house valley. On the garage, the fascia board had rotted, the soffit had fallen, and the gutter on the right side had pulled away from the roof. Older parts of the house deck were 1x boards, and some of them were bad.

What we did

We laid tarps over the landscaping and tore both roofs off to the deck. We cut out the bad boards and replaced them, eight 1x12 boards and one sheet of OSB in all. On the house we ran ice and water shield in the valley and two rows at the eaves, then synthetic underlayment and Owens Corning Duration shingles. The garage isn't heated, so its OSB deck was covered with synthetic underlayment and no ice and water shield. We replaced the rotted fascia board, repaired the soffit and covered the fascia in custom bent metal. Once the roof edge was sound, our crew came back to hang a new seamless gutter on the garage and put high-grade gutter guards on it.
