Roofing and gutters in Fairborn, Ohio

Nearly half of Fairborn's homes were built before 1970, and the 1950s is the city's biggest decade, according to Census figures. On Kevin Dr in Peebles Estates we replaced two roofs side by side: in August 2026 for a chimney leak, and in September 2026 for the neighbor, who had watched our crew next door. Both houses had 1x board decking under the shingles. A new roof on a Fairborn house typically runs $8,500 to $18,000. Roof inspections are free; call 937-215-8663.

The part of the roof you'll never see

Code sets the minimum. We build past it on every roof: two rows of ice and water shield on the eaves, one row in the valleys, ice and water shield along every roof-to-wall transition and around every protrusion, then two layers of synthetic underlayment overlapped 24 inches, 26 on low slopes. It's a better-built roof at a price comparable to a standard one, and decades of peace of mind.

On Kevin Dr in Peebles Estates, water was getting into a kitchen at the chimney. The new roof has ice and water shield wrapped around that chimney and the plumbing stack, two rows of it along the eaves, and two layers of synthetic underlayment beneath the shingles.

Local considerations

Nearly half of Fairborn's homes were built before 1970, and the 1950s is the city's biggest decade for housing (U.S. Census Bureau, American Community Survey 2019 to 2023, DP04). On the 1958 houses we've roofed in Peebles Estates, the deck under the shingles was 1x boards, not plywood. We check every board at tear-off and replace the bad ones.

Some of Fairborn is older still: the house we worked on along N Maple Ave sits in the Osborn Removal Plat, laid out when the village of Osborn was moved next to Fairfield in the 1920s to make way for Huffman Dam (Greene County).

Rotted OSB on a detached garage.

In July 2025 the owner, who lives out of state, called about the garage roof at a rental she owns here. Trees crowd the garage on two sides, so this one took planning just to get ladders and a dumpster in. When we tore off the old shingles, the OSB sheathing underneath had rotted. We took it down to the rafters, put on new OSB, and roofed it from there.

Rental inspection.

When we inspected it in July 2025, the roof had old 3-tab shingles with storm damage on top of age and wear, and an aging skylight. We measured the pitch, checked the soffits, walked every slope, documented it all, and walked the owner through where they stood with insurance. No work was done; the owner left with the facts.

A leak where the low roof meets the shingles.

In May 2025, water was coming into a covered outdoor room at the joint where the low, sloped roof meets the shingle roof. When we lifted the drip edge, there was a second layer of shingles under the one you can see. There was no storm damage, so this wasn't an insurance claim. We documented what we found and gave the homeowner an estimate.

Fairborn roofing questions

Can you fix a leaking roof?

Yes. In Fairborn we've traced leaks to a chimney and to the joint where a low roof meets the shingles. We photograph the cause and rebuild the whole elevation that's leaking, covered by our Lifetime Workmanship Warranty.

Do you replace gutters?

Yes. On Valle Greene Dr we replaced a gutter that had pulled away from the house. New gutters hang every 24 inches, fastened into the framing behind the fascia.

How old are most Fairborn homes?

Nearly half were built before 1970, and the 1950s is the biggest single decade (Census Bureau).

What's under the shingles on an older Fairborn house?

On the 1958 Peebles Estates roofs we've replaced, a 1x board deck. We check every board and replace the rotted ones.

Do you work on rental properties?

Yes. About half of Fairborn's homes are rented, according to the Census. We re-roofed the garage at a N Maple Ave rental for an owner who lives out of state, and inspected a rental on Galewood Dr.

How do I know if my roof has two layers?

We lift the drip edge at the eave and look. On Cottage Court Dr, that's how we found a second layer.

Should I file a claim after a storm?

Have it inspected first. Sometimes we find damage and sometimes there is none, as on Whitetail Dr. Coverage is your insurer's decision.

Do you install metal or low-slope roofs?

No. We install asphalt shingle roofs on homes, and we don't work on rubber or other low-slope roofs.
