What moves the price of a new roof
How much roof there is. Square footage and pitch. A steep roof takes longer and costs more to work safely.
Complexity. Valleys, chimneys, skylights, dormers and roof-to-wall transitions all take detail work that a simple gable roof doesn't.
What's under the shingles. This is the one homeowners don't expect, and it's the most common reason a number moves.
Most homes in Dayton were built before 1960, when roofs were decked with solid wood boards rather than plywood, so we find plank decking on older homes all over the area. Owens Corning's own installation instructions allow a maximum quarter-inch gap between deck boards. Wider than that and the boards have to be repaired or replaced, and the reason is concrete: a shingle course's nail strip can land directly over a gap. The nail passes through into the attic and grips nothing. That whole course has no fastener holding it down.
That's not upselling. It's the difference between a roof that's fastened and one that only looks fastened.
Ventilation. We take off box and turtle vents and install ridge vent, but we confirm intake first. If the intake is short, we'll quote correcting it and you decide.
An honest answer first
Repair or replace?
Not every roof needs replacing. A sound roof with an isolated problem, like a section of failed flashing, a few storm-loosened shingles, or a single bad penetration, may need work on one elevation rather than the whole roof, and we'll tell you so. That is what the free inspection is for: it decides the scope, and the answer is often smaller than a full replacement. Call about the small thing. Finding out is free, and it is the same first step either way. Here is how we repair a roof.
Replacement becomes the honest recommendation when the system is at the end of its life or the damage is widespread: shingles losing granules across the whole roof, leaks returning in more than one place, or storm damage a repair would only cover up. Is a 20-year-old roof due? Not automatically. A properly installed roof lasts 20 to 40 years, and where yours lands depends on how it was installed and what the attic under it is doing. At 20 years, watch for granules collecting in the gutters, shingles that lift or crease in the wind, and leaks in more than one place. Any of those is a reason for a free inspection.

Decking / sheathing
A replacement starts with the deck, not the shingle. Every board gets walked and checked before anything new goes down, because fastening a new roofing system into soft or delaminated decking can compromise the installation from the start.
Underlayment
The water-resistant layer installed over the deck, beneath the shingles: a second line of defense the finished roof quietly depends on.
Flashing
The metal that seals transitions and penetrations (walls, chimneys, valleys, and vents) where roof leaks commonly develop.
Ventilation
Balanced intake and exhaust so the assembly isn't left to trap heat and moisture, a factor in how long the shingles last, independent of the shingles themselves.

How much does it cost to replace a roof on a 1,500 square foot house?
The size of your house is not the size of your roof. Pitch, overhangs and the roof's shape add to it, so a one-story 1,500 square foot house has more than 15 squares of roof, while a two-story house of the same size has much less roof. How much does it cost to replace roof decking?
We replace damaged roof decking (the sheathing under the shingles) with 7/16 inch OSB at $60 to $80 per sheet. The price depends on pitch: a sheet goes down faster on a 4/12 roof than on a 9/12 roof. Any rotted wood we find is photographed, so you can see what was replaced.
How long does a roof estimate take?

When is the best time of year to replace a roof?
Any time the temperature stays above 40 degrees. Below that, asphalt shingles lose flexibility and can crack as they're nailed, and the sealant strip that holds each shingle down needs warmth to bond. So we roof from spring through fall, and in winter only when a roof can't wait, like after storm damage. Cold-weather roofing takes extra steps to keep the shingles warm and sealed, and we'll tell you if yours needs them.

How is my roof measured?
From aerial imagery of your address. The tool measures the sloped surface of the roof, not the footprint of the house, and shows the date of the imagery it used. Trees, a recent addition or older imagery can throw it off, which is why you confirm the building first and why the real measurement is taken on site.
Why a range and not a price?
