Homes from the 1950s and 1960s usually sit on plank decking, 1x6 to 1x12 boards, sometimes laid with gaps between them. Plywood, and later OSB, came after. Shingles need a solid deck: Montgomery County's building office says spaced boards, or boards too damaged to hold a nail, have to be covered or replaced. Before we quote an older roof, we check the layers at the edge and the decking. We tear off to the deck and replace what has to go with 7/16-inch OSB. If we find rotted wood, we photograph it.

The homeowner called us about attic ventilation. New soffit, custom bent metal, six-inch gutters and high grade gutter guards were already installed. The soffit is solid, with only a few short perforated sections, so the ridge vent has almost no intake feeding it. There was an earlier repair around the skylight. The fix would be intake vents near the eave with a new roof, and the solar panels would have to come off and go back on, so it didn't make sense for him. Our advice: have soffit vents cut before new soffit, gutters and guards go up.

A storm came through, and the homeowners wanted a professional to check the roof, which we do anytime. We found one damaged tab and reported it to the homeowners.
