What we've found on Dayton roofs
More than a third of Dayton's homes were built in 1939 or earlier, and about two thirds before 1960, according to Census figures. - Roof replacement:On Spaulding Rd all three layers came off, and the house was resheeted in new OSB because the old plywood was coming apart and measured thinner than Owens Corning allows under Duration shingles. On Kitty Hawk Dr in March 2026 we sheeted over the plank boards, removed a skylight and decked over the opening.

We documented the wind damage for several months and sent a shingle for an ITEL matching test; the closest matches didn't blend in, and the house and shed roofs were replaced through the claim in August 2026. The part of the roof you'll never see
Code sets the minimum. We build past it on every roof: two rows of ice and water shield on the eaves, one row in the valleys, ice and water shield along every roof-to-wall transition and around every protrusion, then two layers of synthetic underlayment overlapped 24 inches, 26 on low slopes. It's a better-built roof at a price comparable to a standard one, and decades of peace of mind.
On Garianne Dr the overhang is 25 inches. Ohio's code says the ice barrier must "extend from the lowest edges of all roof surfaces to a point not less than 24 inches (610 mm) inside the exterior wall line of the building" (Residential Code of Ohio, section R905.1.2), so a single row at the eaves would have stopped short. The new roof has two rows, ice and water shield up the sidewalls before the step flashing, and two layers of synthetic underlayment overlapped 24 inches. Code sets the minimum. We build past it. Local considerations
Many of Dayton's oldest houses were built with board decks, and many have been reshingled more than once since. Once a roof has two layers, every layer has to come off before a new one goes on. My house has two or three layers of shingles. Do they all have to come off?
Yes. Once a roof has two layers, the city and Ohio's code require all of them off before a new roof. On Spaulding Rd all three came off, along with the plywood that was coming apart under them.
My home is in a Dayton historic district. Does that change a reroof?
It can. The city says a home in a historic district may need a Certificate of Appropriateness. Check with the city before work starts.
What if the insurer says my shingles can be matched?
On Garianne Dr we sent a shingle for an ITEL test and laid the closest matches on the roof. They didn't blend, and the photos went into the claim file. What the policy pays is the insurer's decision.
Can shingles go on the low part of my roof?
Down to a 2:12 slope, with extra protection underneath. On Kling Dr we covered the whole low-slope section in ice and water shield. Flatter than that is a flat roof, and we don't do flat or rubber roofs.
Can you take out an old skylight when the roof is replaced?
Yes. On Kitty Hawk Dr we removed it and decked over the opening, one less place for water to get in.
Is my roof worth repairing instead of replacing?
Sometimes. If the rest of the roof has years left, we rebuild the whole elevation that's leaking. If it's done, we show you the photos that say so.
