Xenia's houses come from three eras: about one in six built before 1940, a wave in the 1950s, and the biggest decade, the 1970s, according to Census figures. The April 3, 1974 tornado destroyed or damaged about half the city (National Weather Service). Most of our Xenia calls come after a storm: wind that strips ridge cap, hail that dents gutters and downspouts. In July 2026 we replaced a storm roof on Ridge View Ct that had been sitting under a tarp. Roof inspections are free; call 937-215-8663.

Code sets the minimum. We build past it on every roof: two rows of ice and water shield on the eaves, one row in the valleys, ice and water shield along every roof-to-wall transition and around every protrusion, then two layers of synthetic underlayment overlapped 24 inches, 26 on low slopes. It's a better-built roof at a price comparable to a standard one, and decades of peace of mind.

We've been in business since 2016. When a storm hits, we come out as soon as we can, tarp the roof to keep water out, and are there when your adjuster comes. We explain what we find in plain words and stick to the price on your estimate. Most roofs are done in a single day with the yard cleaned up before we leave, and a detached garage can be roofed on the same visit.
Xenia's biggest decade for housing is the 1970s, with nearly a quarter of its homes, and about half were built before 1970 (U.S. Census Bureau, American Community Survey 2019 to 2023, DP04). The April 3, 1974 tornado did catastrophic damage to the Windsor Park and Arrowhead subdivisions (National Weather Service). Greene County dates the two Arrowhead Acres houses we've worked on, on Carolina Dr and Missouri Dr, to 1974.

Hail and wind damage, documented top to bottom.
The homeowner called about ridge cap missing from the roof. Up close there was more: hail bruises on the shingles, dents in the downspouts and soft metals, siding damage, and soffit taken out by the wind. We photographed every piece of it for the claim. The insurer covered a new roof and new siding.
A storm repair with the homeowner's own shingles.
Storm damage, and a tarp someone else had put on. We measured the overhang and the pitch, then made the repair with shingles the homeowner already had. We don't usually do spot repairs, because new shingles rarely match old ones, but this homeowner was in a tough spot and needed the roof watertight.
A tree through the shed roof.
A tree came down on the backyard shed and broke through the roof boards. The owner had a tarp held down with rocks over everything he keeps in there. We repaired the roof so the shed stays dry. On a shed, the owner didn't want a whole new roof.
Storm-damaged siding.
A storm tore siding off one side of the house. The homeowner bought the siding himself. Our crew installed it to a close match and drove every nail into a wall stud, so it holds up better in the next wind.
A clean bill of health.
After a storm, the owner of this two-unit building wanted to know if the roof took damage. We measured the soffit, checked the sheathing and walked the roof. No wind or hail damage, and we told them so.
Why we rebuild a whole elevation.
After a storm, our drone found a small amount of damage on one slope. We recommended rebuilding that whole elevation so it matches. The homeowner chose a cheaper spot repair, which we don't do.
A small leak, held until next year.
A minor leak after a storm. The drone showed the row of box vents along the ridge. We did some maintenance and sealed what we could to keep it watertight until the homeowners are ready for a new roof.
Chimney flashing sealed.
The homeowner asked us to look at the chimney. We photographed the flashing up close, then our crew went back and sealed it, which is what the homeowner wanted instead of new flashing.
An older roof, assessed straight.
A big, older roof with leaks, and the owner wanted spot repairs. We inspected the whole roof and gave him our assessment and an estimate. No work was done.

A new roof on a Xenia house typically runs $8,500 to $18,000, about $3.50 to $7.00 per square foot. The size of the roof, its pitch and how many layers come off decide where yours lands, plus any rotted decking, which we replace with 7/16 inch OSB and photograph. Financing is available.
