A roof replacement is a system rebuild, not new shingles on old problems

New shingles are the part you see. The roof that actually lasts is the system underneath them: the deck they're fastened to, the underlayment beneath them, the flashing that seals every edge and penetration, and the ventilation that lets the whole assembly breathe. Helping Hands Roofing inspects and corrects that entire system as part of a replacement, rather than laying new shingles over problems that are still there.

Decking / sheathing

A replacement starts with the deck, not the shingle. Every board gets walked and checked before anything new goes down, because fastening a new roofing system into soft or delaminated decking can compromise the installation from the start.

Underlayment

The water-resistant layer installed over the deck, beneath the shingles: a second line of defense the finished roof quietly depends on.

Flashing

The metal that seals transitions and penetrations (walls, chimneys, valleys, and vents) where roof leaks commonly develop.

Ventilation

Balanced intake and exhaust so the assembly isn't left to trap heat and moisture, a factor in how long the shingles last, independent of the shingles themselves.

From the first inspection to the last cleanup, the steps are the same on every home, and none of them are hidden from the homeowner.

A free, documented inspection first

It starts with a free roof inspection: a thorough look at the whole system, photographed and explained, so the recommendation is one you can see for yourself.
The property gets protected

Before tear-off, the areas around the house get protected. A roof replacement is disruptive by nature, and keeping landscaping, siding, and windows out of harm's way is part of the job, not an afterthought.
Down to the deck

The old roof comes off and the decking underneath is walked and checked. Soft or delaminated boards are replaced before anything new goes on, because the best shingle in the world can't fix a deck that won't hold a nail.
Documented as it's built

Each stage that's about to be hidden, from the deck to the underlayment to the flashing, is photographed before it's covered, so what's underneath your roof isn't a matter of trust alone.

What a Roof Replacement Costs in Greater Dayton

That's a real range, not a teaser. Where a particular house lands inside it comes down to size, complexity, and what we find once the old roof is off. We'd rather tell you that now than surprise you later.

We don't have a calculator that guesses from your address. A roof isn't something you can measure from the street, and a number produced that way isn't worth much. What we can do is explain honestly what moves the price, so the estimate you get from us makes sense.

What actually moves the number

How much roof there is. Square footage and pitch. A steep roof takes longer and costs more to work safely.

Complexity. Valleys, chimneys, skylights, dormers and roof-to-wall transitions all take detail work that a simple gable roof doesn't.

What's under the shingles. This is the one homeowners don't expect, and it's the most common reason a number moves.

Older homes here, a lot of Miamisburg and Kettering houses built in the fifties and sixties, are plank decking rather than plywood. Owens Corning's own installation instructions allow a maximum quarter-inch gap between deck boards. Wider than that and the boards have to be repaired or replaced, and the reason is concrete: a shingle course's nail strip can land directly over a gap. The nail passes through into the attic and grips nothing. That whole course has no fastener holding it down.

Where the deck is plywood, it's often three-eighths inch, the manufacturer's stated minimum before age is even considered. After a couple of roofs and years of Ohio heat and cold, those laminated layers separate and the deck needs replacing.

Neither of these is upselling. It's the difference between a roof that's fastened and one that only looks fastened. We'll show you the deck before we cover it.

Ventilation. We take off box and turtle vents and install ridge vent, but we confirm intake first. If the intake is short, we'll quote correcting it and you decide.
